Three packages, a choice of service levels
Your architectural investment should reflect the support you want throughout your project. At Modal Architecture, we offer three package options for every project so you can compare the level of service, understand the investment involved and make an informed choice.
We explain the services included in each option in your written proposal. The conversation is about what you need from your design team, how involved you want to be and the support that will help bring your home to life. We help you work through those choices before you commit.
Why we provide a range
A construction budget alone cannot tell us everything about the architectural work required. A renovation and a new home with a similar construction investment can involve very different challenges. Site conditions, the existing building, design complexity, documentation requirements and consultant coordination all influence the scope.
We begin with a project-specific range to help you plan. As we understand your brief and the services you want, your proposal sets out the investment associated with each package. The range gives you context; the agreed scope defines what you receive.
Compare what each package includes
Look at the services alongside the fee. Your proposal should make it clear which design stages, meetings, revisions, documentation and coordination are included, where additional consultants are needed and how changes to the agreed scope are handled.
Discuss the support you would like during construction too. Architectural observations, design clarification and contract administration are distinct services. Check which are included in your chosen package and which are separately agreed, so you can plan the full architectural investment without counting the same service twice.
Put architectural fees in the context of your whole investment
For a standalone new home, an illustrative planning model can allow 3% to 5% of the total project investment for architectural design, with a separate allowance of around 2% for architectural construction monitoring. These percentages use the total project investment excluding land, rather than the building contract alone. They are planning allowances, not a national average, a fixed Modal fee or a substitute for your project proposal.
Use a consistent GST basis when comparing costs. A whole-project model may include GST throughout; Modal’s quoted architectural fees exclude GST, so add GST before including them in a GST-inclusive total. Construction monitoring covers agreed architectural observations and reviews. It does not automatically include continuous site supervision or full contract administration.
Plan for the home you want to create
Your architectural investment supports design quality, coordinated documentation and informed decisions. Your construction investment brings those decisions to life as a home for your family, lifestyle and future needs.
Allow for house construction, site and external works, relevant specialist consultants, council approvals, any applicable development contributions, utility charges and a contingency reserve. Not every project needs every consultant, and council or infrastructure charges vary by location and proposal. Confirm whether services are already included in another fee or the building contract.
Keep land and any applicable subdivision, demolition, borrowing costs, temporary accommodation and loose furniture separate from this illustrative planning model. Your actual project plan should account for those costs wherever they apply.
