A bach is a place to arrive, slow down and spend time with the people who matter. Modal designs holiday homes that respond to their setting and the way you use them, from quiet weekends for two to full houses over summer. We can help with a new retreat or a thoughtful reworking of an existing holiday home.

Design for the rhythm of a holiday
We consider shared spaces, guest accommodation, storage for outdoor gear and the small practical details that make arrivals and departures easier. Flexible layouts can help a home feel comfortable with different numbers of people, without losing the sense of a place to retreat.
“Modal helped us with a significant reconfiguration and extension of our holiday home on Waiheke Island.”

Work with the landscape and climate
Views, sunlight, shelter and privacy shape the design alongside the character of the site. Coastal and exposed settings call for careful material choices and detailing. We explore indoor-outdoor connections that suit the conditions, rather than relying on a view alone.

Keep upkeep in perspective
A holiday home should support your time away, so maintenance is part of the brief. We discuss durable finishes, straightforward building forms and the practicalities of a home that may be unoccupied for periods. The right choices depend on the site, budget and level of care you are comfortable with.
Plan the project from a distance
If you live elsewhere, a clear design process and agreed communication make decisions easier. We coordinate architectural information with the relevant consultants and discuss the support you need through consent and construction.
